You may qualify for a bad credit
home loan if
you are not currently in bankruptcy or a part 9
agreement. You are able to apply for a home loan
from the first day that you are discharged.
To qualify you need to have at a minimum 20%
deposit, or 20% equity in the property you would
like to refinance. Maximum loan possible is to
80% of the value of your home. Any FHOG you may
be entitled to, can form a part of your 20%.
However if there are additional purchasing costs
that may be incurred (such as stamp duty on
purchase) these need to be covered by the
applicant from own funds.
Having a parent who is prepared to be a
guarantor on your loan does not remove the need
for the 20% deposit.
Having a large salary does not alter the 20%
deposit requirement.
As with any
home loan, the applicants need to
demonstrate sufficient income to service the
loan repayments. Unfortunately we are not able
to assist unemployed applicants, or persons on a
pension.
While you may have some unpaid defaults or even
an amount still outstanding under a part 9
agreement, to qualify, these must be fully
consolidated into your mortgage and paid out on
settlement of the loan. After the consolidation
of other debts, you loan can not be higher than
80% of the value of your home.
